Over the past 10+ years in real estate we've helped hundreds of clients in Tampa Bay sell their home.  I understand the feeling of starting to think about selling and trying to figure out the next steps - today I am going to walk you through what you should do when you are thinking about selling and how we would help you if you called us.  Alison Connors RE/MAX Action First is a Listing Specialist in Tampa Bay and focuses on helping get sellers the most amount of money for their home and keeping the selling process as stress free as possible.  There is no sugar coating it, selling is a change, and change comes with difficulties, but we do our best to navigate you to the best possible outcome.  We offer full concierge service, so it's as easy as possible for your family to buy and sell.


When selling a home calling your Realtor or potential Realtor should be the first step to help you optimize any money you spend to get the home ready to sell.  Ring Ring - my cell phone buzzes on my watch and I stop what I am doing to answer.  I always stop what I am doing to answer my clients because communication is KEY in the real estate business.  In our initial conversation I will ask you for a few details and schedule an in-home consultation - or you are always welcome to come into our office if you'd prefer.  We will need your name, address, & any major updates you've done to the home since closing.  This helps us preliminary prepare value of the home before we even come out to your home.  Also, any information you can help with why you are selling, where you want to go once you sell, is helpful information for our plan of action.  


The next step would be our listing appointment.  At this no obligation consultation we will tour the home and then sit down to review our marketing plan, strategy based on your needs, and discuss pricing.  About 70% of the time sellers decide they are ready to move forward, and we execute a listing agreement at this appointment.  Sometimes sellers need to think further - and that's OK too!! I am NOT a high pressure agent, and greatly understand the need to think before making a major decision, this appointment is no obligation, purely informative unless you are ready to go! If you need more time we schedule a second appointment to do paperwork or can send it electronically.


Once a listing agreement is signed, we put all the wheels in motion.  Most importantly we start working towards preparing the home for top dollar.  The Connors Team pays for a stager to come out to do a 2hr staging consultation with your belongings, or if it's a vacant home we will credit you the $250 staging fee towards your stage with Upstaged to Sell, or we can always do virtual staging on a vacant home. We have a cleaner we would recommend to come out right before we get pictures and go to market.  We schedule to get photos and videos to provide the most exposure of the home on all platforms.  Once all this is ready - we are ready for the market!  


Once listed - all of our advertisement goes into action.  We have systems in place to help streamline showings and feedback for you.  We host open houses and help get you as much exposure in the market possible.  Once we receive a contract, we walk you through negotiations and the closing process.  This post isn't as much about these details - I'll follow up with the contract in another blog.  Or in the meantime, if you have any questions about those processes, you can always give me a call! 813-758-3063
